💡 New — Why Won't My House Sell
"Why wont my house sell" — 50 searches/month, £3.91 CPC. These are sellers already frustrated with the traditional route. Swift Capital is the answer. This is a PPC interception opportunity with high intent and low competition.
🏢 New — Sell Block of Flats Fast
"Sell block of flats fast" — 40/month, zero bidders, zero CPC. Direct Swift Capital niche. Nobody bidding — own it immediately via PPC and a single page.
🎯 Biggest Quick Win — Commercial
"Sell commercial property fast" — 590 searches/month, KD 7, £4.46 CPC. Most competitors don't buy commercial. Swift Capital does. This cluster should be campaign one.
🔥 Free Traffic — Fire Damaged
"Sell fire damaged house" — 90 monthly searches, zero CPC, no KD. Nobody bidding. Swift Capital can own this via PPC at minimal cost and via a single blog post for SEO.
⚡ Hidden Signal — CPC Without Volume
"Tenant refusing to leave" shows £1.65 CPC despite 0 recorded volume. SEMrush threshold masks low-frequency searches. Someone is bidding. Real intent exists — include in campaigns.
💡 Low Volume ≠ Low Value
Niche terms: 10–50 searches/month. But one deal from "sell property with sitting tenant" (£6.05 CPC) could be worth £50–100k+ to Swift Capital. Intent matters more than volume here.
🚫 Don't Chase "We Buy Any House"
6,600 searches looks appealing. But KD 31, £11.05 CPC, dominated by well-funded generic buyers. Swift Capital's budget runs out fast with no meaningful differentiation possible.
⚡ "Sell House Fast Cash" — Avoid Early
KD 48 and £15.18 CPC — the most competitive term in the dataset. Come back here once SEO builds domain authority and Quality Score lowers the effective cost per click.
| Keyword | Cluster | Intent | Volume/mo | KD | CPC | Signal |
|---|
These terms were researched and explicitly tested in SEMrush. All returned zero monthly volume. They are documented here to show the breadth of ground covered and to confirm that these routes have been evaluated and set aside — not overlooked. Some carry CPC signals or strong SERP features despite zero recorded volume, which means real searchers exist below SEMrush's reporting threshold.
These returned 0 recorded volume but show either active PPC bidding (CPC > £0) or Ads appearing in SERP features. Real searchers exist — they're simply below SEMrush's monthly count threshold. Worth adding as exact-match in early PPC campaigns at minimal cost.
"tenants in arrears" — KD 16 · £1.30 CPC
"cost of evicting tenant UK" — KD 8 · £1.28 CPC
"sell HMO property fast" — Ads top & middle in SERP
"sell property with section 8 in progress" — Ads bottom
"sell property with charging order" — Ads present
"sell house to avoid repossession" — Ads top & middle
"sell flat with cladding issue" — Ads top & middle
"mortgage arrears sell house fast" — Ads bottom
"sell with problem tenant" — Ads top & middle
"sell property in divorce settlement" — Ads middle
"sell buy to let quickly" — Ads bottom & middle
"sell my property by auction" — KD 25 · Ads bottom
"alternative to property auction" — KD 16 · Ads bottom
Zero volume AND no CPC signal AND no Ads in SERP. These have been tested and set aside. Revisit if strategy evolves or if SEMrush data updates in a future crawl.

🔀 Hybrid Model Operators (2)
These operators offer both a direct cash purchase and an auction route — making them competitors on two fronts simultaneously. They aren't pure cash buyers or pure auction houses. Their dual-route model is worth understanding strategically: it shows that the market already recognises sellers want to weigh both options. Swift Capital's advantage is clarity — one route, guaranteed outcome, no auction uncertainty.
Three-route operator: Quick Cash Sale (7–28 days), Property Auction (2–3 weeks), and Traditional Estate Agency (2–3 months). Strong SEO footprint with 16,100 organic keywords. Known for ranking informational guides on problem property searches — exactly the content Swift Capital needs to build.

🏛️ Property Auctioneers — Context Competitors (8)
Swift Capital's strategic opportunity: intercepting sellers researching the auction route. We Buy Now already bids on "property auctions" at position 1 with £28.8K/month PPC spend and "Bypass Auction Chaos" messaging. See Strategy tab for the PPC subset plan.

🛒 Property Marketplaces (1)
Platforms where landlords list properties for investors to buy — different from direct cash buyers. They compete on price. Swift Capital competes on certainty and speed. Any landlord actively listing here has already decided to sell — potential lead source.

🔍 Keyword Gap Analysis — 3 Runs · April 23, 2026
These are the organic rankings Swift Capital doesn't have yet that all four major competitors do. Most are fast-sale or general selling terms — high volume, high competition. The right response is SEO content, not PPC. The standout exception is "sell house with tenants" (KD 3) — an immediate target.
| Keyword | Volume | KD | CPC | Note |
|---|---|---|---|---|
| sell house with tenants | 210 | 3 | £5.73 | ⭐ Priority — KD 3, direct Swift Capital niche |
| sell house fast | 2,900 | 42 | £9.54 | High vol, high KD — SEO long-term play |
| sell property | 1,300 | 47 | £6.32 | Broad informational — homepage/about SEO |
| selling a house costs to seller | 1,300 | 25 | £2.60 | ✅ Intercept — Swift = no fees vs estate agent fees |
| solicitors fees for selling a house | 1,300 | 24 | £3.60 | ✅ Intercept — Swift covers legal costs |
| how can i sell my house fast | 1,000 | 34 | £7.43 | How-to intent — FAQ / guide content |
| stop repossession | 390 | 25 | £3.72 | ✅ Distress intent — Swift Capital solution |
| + 173 additional missing terms (all fast-sale variants, house selling costs, general buyer queries) | ||||
These 14 terms use buyer-language ("we buy any house", "we buy your home") — searchers who already know they want a cash buyer and are searching for one. Even We Buy Now (only 34 organic keywords) ranks for these. Swift Capital's homepage and key product pages should use this language to pick up these rankings over time. These are not PPC priorities — too generic and competitive.
Swift Capital already ranks for every keyword that Let Property, National Homebuyers, Home House Buyers and Quick Move Now all share. This means Swift's current organic footprint is already at parity with or ahead of this tier. The competitive challenge is the gap to Property Solvers (16.1K keywords), Good Move (4.8K), and We Buy Any Home (4.4K) — not these four. This is an important reassurance for Steven: Swift Capital is not at the back of the pack — the real gap is at the top.
The Core Strategic Insight
Most competitors fight over the same solution-led terms: "sell house fast", "cash buyer", "we buy any house". These cost £10–15 per click and attract everyone from investors to casual browsers. Swift Capital has 30 years and 3,100+ transactions in the complex, niche, nobody-else-will-touch-it corner of property. The landlord with a failed Section 21. The owner of a flood-damaged commercial unit. The family with an inherited tenanted property they can't sell. These people search in pain language — and that's where competition thins out, the CPC drops, and Swift Capital's expertise becomes the only credible answer in the room. That's the moat. That's where we go first.
Test & Learn on Niche First
Launch commercial property campaign first
The data says it clearly: 680 searches/month, KD 7, £4.46 CPC. Most competitors don't buy commercial. Swift Capital does. This is campaign one.
Sitting tenant + problem property campaigns
Lower volume but real CPC signals = real searchers. 6 campaigns = 6 clusters, each pointing to its own landing page. Problem-led ad copy aligned to each.
Aggressive negative keywords from day one
This space attracts buyers looking to purchase, not sellers. Investors, developers, landlord letting searches. Negative list is as important as the keyword list.
Test "sell fire damaged house" immediately
90 searches, zero bidders. Set as exact match. CPCs will be near-zero — pure data collection at almost no cost.
🏛️ Auction Alternative — PPC Subset Strategy
A significant proportion of sellers researching "property auctions" and "sell at auction" are not committed to that route — they are evaluating options. We Buy Now already bids on "property auctions" at position 1 with £28.8K/month in PPC spend and the message "Bypass Auction Chaos." Swift Capital should build a small subset of auction-alternative ad groups before this positioning becomes saturated.
"sell my property by auction" — KD 25
"alternative to property auction" — KD 16
"sell problem property at auction" — KD 12
"sell tenanted property at auction" — KD 9
Headline 2: "We'll Match Your Reserve Price"
Headline 3: "Guaranteed Sale in 7–28 Days"
Description: "Swift Capital buys at the auctioneer's suggested reserve — without the uncertainty, the fees, or the 10-week wait."
Note: "Property auctions UK" (KD 59) and "property auctioneers" (KD 60) are too competitive for Swift Capital's budget at this stage. Focus on the specific selling-intent terms above. Auction strategy should run as a separate campaign from the core 6 clusters.

Compared with the April 2026 audit of the old WordPress site. Sources: GTmetrix, Semrush Site Audit and Google PageSpeed Insights.
The new site loads in 0.7 seconds. The old one took 4.0.
GTmetrix, 23 April vs 7 October 2026. April was tested from Seattle and October from London, which flatters the server-response figure. Every other measure is a like-for-like page load, and the old page was a light holding page at the time, not the full site.
Built for the screens Swift's visitors actually use
About 7 in 10 visitors are on a phone or tablet (Clarity, 4–7 Oct: 55 of 79 sessions). The old site was slower again on phones, because it made the phone's processor run five times as much code. The new site was designed for phones and tablets from the start, and Steven reviewed the tablet layout before launch.
- Right-sized photos. Phones, tablets and desktops each get their own crop of the hero image, so a phone never downloads a desktop-sized picture.
- 80% less code to run. This matters most on phones, which have slower processors than laptops.
- Large, readable text. Body text is 18–19px with very high contrast, set for an audience mostly aged 65–80.
- Big tap targets. Buttons are at least 56px tall, so a call or enquiry tap lands first time.
- Nothing jumps while loading. Layout shift is zero, so nobody taps the wrong thing because the page moved.
- Tablet layout reworked in Steven's final review round before launch.
- Always styled. The old site sometimes showed logged-out visitors a broken, unstyled page after a cache clear. That failure can't happen on the new build.
See how phone and tablet visitors actually use the homepage on the Heatmaps tab.
PageSpeed Insights, 7 Oct 2026. There is no April mobile score for the old site, so this is a new baseline rather than a comparison.
Site health: April vs October
Semrush Site Audit (mobile crawler). Health is flat because the new site has far fewer pages, so one small error weighs more. Warnings fell from 52 to 6, and every code-compression and file-size warning has gone.

| Core Web Vitals (Semrush) | 0% | 0% | no data |
* The one error is the old WordPress /privacy-policy address. Old URLs were deliberately not redirected at launch, so this is expected and can be ignored.
Core Web Vitals shows 0% in Semrush because it needs real-visitor data from Chrome, and the site doesn't yet have enough traffic for Google to publish any. It's "no data", not a fail. The lab tests above pass on every measure.

Who controls what for swiftcapital.co.uk, as of 7 October 2026. The website moved off WordPress onto CMG-managed hosting on 10 September 2026. Sol6 still look after the domain, DNS and email. Domain dates below were re-checked against the registries (Nominet RDAP / Verisign) on 7 Oct 2026.

Website and email records live in the same DNS zone. A careless edit takes Swift's email off the air, which is a far bigger problem than anything the website could cause. DNS changes go through Sol6, on a call, with the existing records exported first.

Semrush Site Audit, 7 Oct 2026: no AI crawlers blocked. 95% in April on the old site. See "Allowed in isn't the same as readable" below for the drop.
Crawler access, assistant by assistant
Two independent confirmations. Semrush checks the crawlers it reports on. CMG checked the live site directly on 7 Oct: robots.txt allows every crawler (User-agent: * · Allow: /), and a request using each crawler's own identity got the page back (HTTP 200).
| Assistant | Crawler | What it's used for | Semrush | CMG check |

"–" means Semrush doesn't report that crawler in its summary. CMG's direct check covers it instead.
⚠️ Allowed in isn't the same as readable
Most AI crawlers read a page's raw HTML without running its code. The new site builds its content in the browser, so the raw page they receive is close to empty: about 10 words and no main heading. Google runs the code and sees the full page. ChatGPT, Perplexity and Claude's crawlers mostly don't, so they can reach the site but learn very little from it.
This is the main reason AI Search Health dropped from 95% to 89%. The fix is to pre-render the homepage to plain HTML at build time. The design doesn't change, and it's first on the website fix list (see Technical Audit).
Semrush AI search issues
2 issues- llms.txt not found. A short plain-text summary of the business that AI assistants look for. About 10 minutes to add.
- A page with only one internal link pointing to it. Low priority on a site this small.
Not on this page yet
Later- Prompt tracking: whether assistants mention Swift Capital when asked about selling a property
- AI visibility and citation counts
- Keyword position tracking
These come once the pre-rendering fix is live. Measuring visibility before the crawlers can read the page would mostly measure that problem.

GA4 property G-G0FV6ZF5DK (533043840), read live through the Google Analytics Data API and cached for 10 minutes. Days are complete up to yesterday. Form submissions in the conversion rate are GA4's own count, which runs a little lower than the form itself (ad blockers stop GA4 entirely), so use the Website Enquiries tab for the true enquiry total. The traffic breakdown uses GA4's session medium (organic, cpc, referral and so on). The print medium is split by source, so each publication's QR code shows separately (for example dailymail / print), and every print source is always shown. "Other" combines direct visits (medium "(none)"), visits with no medium recorded ("(not set)", mostly visitors who refused cookies, whose source GA4 can't see) and any small mediums beyond the top 8. Visitors who refuse cookies are counted by GA4's consent modelling, so small numbers can shift slightly after the fact. GA4 reports UK regions only as England, Scotland, Wales and Northern Ireland, not counties, so cities are the finest level available.
